Terms and Conditions
All quoted prices are based upon the Conditions listed below, unless given otherwise in the main quotation.

(1) Prices
All prices quoted are in Indian Rupees. All prices quoted are exclusive of all Government/Corporate, withhold, national or local tax charges. The prices mentioned exclude sanction drawings, liasoning fee and expenses, other authority (BBMP, BESCOM, BWSSB, Panchayat, etc.) related expenses.

(2) Terms of Payment
In case of ground structure, Payments shall be made in 3 instalments. 50% as advance, 30% payment after the completion of slab and wall plastering, and 20% after flooring completion. Payment shall be made by Net banking/Debit Card/Credit Card/Cheque/Cash to Build-Inn.
In case of ground+1 structure, payment shall be made in 4 instalments. 40% as advance, 20% payment after the completion of ground floor slab, and 20% after completion of first floor slab, 10% after wall plastering and flooring and 10% after completion. Payment shall be made by Net banking/Debit Card/Credit Card/Cheque/Cash to Build-Inn.
In case of ground+2 structure, payment shall be made in 4 instalments. 30% as advance, 15% payment after the completion of ground floor slab, and 15% after completion of first floor slab, 15% after completion of second floor slab, 15% after wall plastering and flooring and 10% after completion. Payment shall be made by Net banking/Debit Card/Credit Card/Cheque/Cash to Build-Inn.

Payment shall be made by Net banking/Debit Card/Credit Card/Cheque/Cash to Build-Inn.

(3) Extended Delivery
The architectural and structural designs shall be locked in 15 days prior to the start of construction. No changes shall be made post that.
Once the order is confirmed and Build-Inn receives the advance payment from the client, it will initiate the work. No work shall be executed if the deadline of payment is not met at all stages.
If the contract is delayed or extended through no fault of Build-Inn, then we reserve the right to revise the contract price and delivery.

(4) Changes and Variations
The package price includes all the products expressly shown on the website or the catalogue. Any extra products/additions shall be billed to the client.
In case of contracting service only, 3rd party Architect shall hand over all drawings with respect to construction 15 days prior to the start of construction.
In case of Contracting and in house architecture service, Build-Inn design experts will provide a maximum of 3 options for the architectural design. In case the client wishes more options, it shall be charged on actuals.
Fabrication works include main gate and window grill works. Any additional items like pergolas, safety grills around the house shall be charged on the actuals.
Any changes (Inclusive/to be charged extra) shall be notified to Build-Inn 15 days in advance.
The contract price is based on the specification noted in the quotation. If the Client requests changes or variations to be made to the original scope of product, Build-Inn will submit a quotation incorporating such change or variation, clearly indicating the effect on price and delivery, for acceptance by the client, before proceeding with the change or variation.

(5) Language and Currency
All communications in respect to the contract will be conducted in the English Language, and all monetary matters will be in Indian Rupees, unless otherwise agreed in writing.

(6) Cancellation
Cancellation post payment of advance and before work order sheet is prepared: 95% of the advance shall be refunded to the customer
Cancellation post payment of advance and work being initiated: Cancellation in such cases shall not be possible.

(7) Working Conditions.
Build-Inn execution personnel shall not work in dangerous or unsafe conditions. If site conditions become unsafe during the progress of the site work then Build-Inn shall recall personnel at the cost to the client.

(8) Site Facility and obligation
Local approval for project execution (i.e. local Police, Landlord, Neighbour, Municipality, local club) etc. all shall be the responsibility of client.
In case of Contracting service, the 3rd Party architect shall do regular site visits to ensure correct execution. Build-Inn shall not be responsible for any errors that arise out of the 3rd party Architect’s negligence.

(9) Rights and Liabilities
“The rights, liabilities and obligations of the parties shall be governed by the laws of India (Central, State and Local Bodies). Client agrees that all claims arising out of or in relation to the agreement for project arrangement shall be subject to the exclusive jurisdiction of the Courts in Karnataka.”

(10) License & Approvals
Client shall be responsible for obtaining and paying for all necessary licenses, and permissions for the work scope as mentioned in this price.

(11) Design Copyright
Client should not share Build-Inn art work/high res photo/creative design without express permission from director with any third party or with any other vendor. This is to maintain confidentially of project privacy.

(12) Force Majore
Build-Inn shall not be liable for any failure of performance due to force majeure, an act of god, accident, fire, earth quake, Curfew, Strike, or any other event beyond its control. In this situation client agrees to pay Build-Inn Interior Design for all services that have been requested and/or completed up to the this stage.

(3) Extended Delivery
Once the order is confirmed and Build-Inn receives the advance payment from the client, it will take 15-45 days for the product to be installed in the homes.
If the contract is delayed or extended through no fault of Build-Inn, then we reserve the right to revise the contract price and delivery. In case of delay from Build-Inn’s side, Build-Inn shall pay a compensation of 5% on the total product price to the customer.

(4) Changes and Variations
The package price includes all the products expressly shown on the website or the catalogue. Any extra products/additions shall be billed to the client.
Any changes (Inclusive/to be charged extra) shall be notified to Build-Inn before the final work order sheet is prepared. Once the product is sent for manufacturing, changes/inclusion/exclusion will not be possible.

(5) Warranties
Build-Inn provides different warranty with respect to core material, hardware and other components. A Universal replacement warranty of 3 years on all the products and its elements. All the warranties shall be expressly mentioned with the product. If any warranty is not mentioned, that means Build-Inn does not provide warranty in that case. Build-Inn does not give warranty in case of damage to the product by the customer.

(6) Language and Currency

These terms and conditions shall apply to and are incorporated in all Exclusive services for Balcony packages and shall be deemed to apply unless expressly modified or excluded in writing by Build-Inn

(1)Scope of Work
Build-Inn shall carry out and complete the landscape work described in the website/catalogue in a good and workmanlike manner. They shall have no obligation to execute any further work unless agreed in writing between the parties of the contract.
The client is responsible for obtaining any necessary planning permission for the works and for the fulfilling of statutory requirements.

(2)Quotation
The quotation is based on conditions known at the time of viewing. The client will pay any extra works, or costs due to unknown difficulties or changes, which are not within the estimate.
Acceptance of the estimate involves acceptance of these terms and conditions and will lead to a binding contract between the parties.

(3)Variations
Variations/changes to the package shall be additionally payable by the client.

(4)Payment
The client accepts that they will pay to the Build-Inn the contract sum together with any Value Added Tax properly chargeable upon the contract sum by NEFT/Credit card/Debit card/Cash payments to Build-Inn

(5) The payment schedule shall be as follows
Advance of 60% after signing of work sheet and agreement. 30% on the dispatch of material to the site and remaining 10% post the installation.

(6) The Site
Timely possession of the site and proper and adequate access to it must be made available by the Client to Build-Inn to enable the work to be carried out in a regular and economic manner.
The Client will provide access to water, electricity and toilet facilities wherever possible for use by Build-Inn in carrying out the work agreed. The provisions of these services and facilities shall be at the sole cost of the client.
The client shall be responsible for ensuring the safety of their children, family members, pets, animals and visitors at all times whilst work is being carried out on their premises.
Build-Inn shall be free from any liabilities, structural or accidental, when using machinery, except for accidents caused by improper use.

(7) Delay or Disruption
The Build-Inn undertakes to use all reasonable endeavours to complete the work within a reasonable time or by a specified date if agreed. Under no circumstance shall the Build-Inn incur any liability to the Client for any untimely performance or delays arising from force majeure, adverse weather conditions or events beyond his reasonable control.

(8)Materials on Site
Materials delivered to site become the responsibility of the Client and Build-Inn accepts no loss, damage or expense after delivery of the materials to site for any reason.
All materials brought to site which prove to be in excess to Build-Inn’s requirements shall remain the property of and shall be removable by Build-Inn who shall have the right to enter the site for that purpose.
Build-Inn shall not be liable for any loss or theft of materials from site. Any additional materials required following damage, loss or theft shall be at the Client’s expense.

(9) Maintenance
The responsibility for the proper maintenance of the site passes to the Client upon completion of the Works unless otherwise agreed in writing.

(10) Warranties
Build-Inn guarantees that all plants and trees supplied are inherently healthy when planted. Responsibility cannot be accepted for loss after planting since subsequent site conditions are beyond the Build-Inn’s control.
Any warranties on the products by Build-Inn shall be expressly mentioned. Any warranty that is not mentioned, does not exist. Build-Inn is not liable for any damage done to the products by the fault of the customer.
Build-Inn accepts no liability for any negligent act or omission or any default under this contract, save for injury or death caused by the negligence of the Build-Inn.

(11) Cancellation
Cancellation after payment of advance and before dispatch of materials to the site: 50% of the advance shall be refunded to the customer.
Cancellation after payment of advance and dispatch of materials to the site: 20% of the advance shall be refunded to the customer.
